You may already understand the benefits of maintenance agreements, or maybe you’re trying to figure out if having an HVAC maintenance visit is necessary. Either way, you may wonder what takes place during one of these visits. By understanding what goes on, you can better understand why HVAC preventative care is worth the money.

Maintenance Visit Tasks: What to Expect

Most HVAC maintenance checkups will include the following work:

  • Checking electrical connections to make sure they’re secure and haven’t degraded.

  • Cleaning or replacing air filters.

  • Inspecting ductwork for leaks and signs of wear.

  • Checking the condensate drain to ensure the free flow of water.

  • Verifying the thermostat is working properly with correct settings and a correctly calibrated temperature sensor.

  • Lubricating any moving parts to ensure maximum efficiency and long life.

Maintenance Visit Tasks for Cooling Equipment

Specialized tasks for HVAC equipment related to cooling include:

  • Ensuring enough refrigerant is in the air conditioner.

  • Checking the condenser fan motor for any problems.

  • Confirming the capacitor for the compressor is in good shape.

  • Cleaning the evaporator and condenser coils.

Maintenance Visit Tasks for Heating Equipment

Depending on how your heating system works, the technician will check:

  • Any oil or gas connections to make sure there are no leaks or damage (if applicable).

  • The inside of the furnace for any damage or wear.

  • How much power the electrical components in the furnace use and confirm none of them are drawing unnecessary power.

  • Confirm there are no carbon monoxide leaks and any exhaust vents are open with no blockages (if applicable).
